Top Tips to Sell Your Home Fast In a Competitive Market

Top Tips

These 10 low cost tips will get you started on turning your house into a “show home”. This is critical if you want to get the most money for your home and sell/rent more quickly, you need potential buyers (and their agents) to feel it’s a “hot property”. Highlight your home’s strengths and downplay its weaknesses and appeal to the greatest possible pool of prospective buyers or tenants with these home-staging tips

Clean, clean, clean and de-clutter- with sparkling clean windows (let in more light and look newer) and the front door and entry included. Appliances should sparkle even if you’re not including them with the house. After all, you might throw them in later as a negotiating tool. Counter tops, taps, sinks and bathtubs should be shiny and free of water spots. A very clean home leaves the impression that the house is well cared for

  1. Air – open the windows or put the air-con on, nothing worse than walking into a stuffy home.
  2. Accessories -Mixing the right accessories can make a room more inviting. When it comes to eye-pleasing accessorizing, odd numbers are preferable, especially three. Rather than lining up a trio of accessories in a row, imagine a triangle and place one object at each point. Scale is important, too, so in your group of three be sure to vary height and width, with the largest item at the back and the smallest in front. For maximum effect, group accessories by color, shape, texture or some other unifying element.
  3. Bathrooms: Having tile professionally painted can make a bathroom look brand new. And accessorizing can make viewers feel like they’re in a spa. Put out items like rolled-up towels, decorative baskets and candles. It’s a great way to create a polished look, and it doesn’t cost much to do.
  4. Paint – Ensure that it looks neutral, attractive, and simple. Your house should not reflect too much about your personality, as it might not be loved by others.
  5. As for bold wall colors, they have a way of reducing offers, so go with neutrals.
  6. Entrance -Make it warm, welcoming, light and fresh.
  7. Lighting – Make the lighting attractive – modern/bright lamps give a good light and also a current look. Dark rooms are dreary and unattractive. Light makes smaller rooms seem bigger.
  8. Furniture Groupings – There’s a common belief that rooms will feel larger and be easier to use if all the furniture is pushed against the walls, but that isn’t the case. Instead, furnish your space by floating furniture away from walls. Reposition sofas and chairs into cozy conversational groups, and place pieces so that the traffic flow in a room is obvious. Not only will this make the space more user-friendly, but it will open up the room and make it seem larger.
  9. Fresh Flowers – no need to spend a fortune, even a bud vase brightens a bathroom counter, or use potted flowering plants. Plastic or obviously fake flowers are a no especially in an expensive home.
  10. Music – low volume, soft background music creates a soothing environment and covers neighbor and traffic noise – switch off TV’s!
